How much for a St. Andrews home with legendary Old Course views? $9 million

Knight Frank

It is probably the most desired real estate in all of golf — a plot of land overlooking the Swilcan Bridge at the Old Course at St. Andrews — and it’s for sale.

In what might be the golf real estate opportunity of the decade, the real estate firm Knight Frank has placed four townhomes for sale overlooking the 18th fairway at the Old Course. The three-bedroom units, which are scheduled to begin construction in May and be completed in time for the 155th Open at St. Andrews in 2027, immediately become some of the most sought-after real estate in the most sought-after town in golf.

That is, if you can afford them.

The cost of some of the most sought-after real estate in the most sought-after town in golf? £7,250,000, or roughly $9.3 million.

The so-called “Swilcan Townhouses” are a series of four, three-story units set on a plot of land on Old Station Road, which runs parallel to the golf course. The specific plot of land belonging to the new development was previously a residential home.

Below, according to Knight Frank, is the description of the floorplans for each of the four units:

  • The ground floor includes a vestibule, utility areas, and a south-facing ensuite bedroom with sliding doors to maximize natural light.
  • The first floor houses the opulent primary suite, complete with a dressing room, ensuite bathroom, and views overlooking the Old Course. A second spacious bedroom with dressing room and an adjoining bathroom completes this level.
  • The top floor is the true highlight, offering a stunning open-plan living, kitchen, and dining area with a vast external terrace. With panoramic views and a seamless indoor-outdoor flow, it provides the perfect space for entertaining or enjoying world-class golf events from a private vantage point.

According to the listing, each unit also comes with a two-car garage and a secluded private garden. As of today, construction is expected to be completed on the new townhomes in time for September 2026, leaving ample time for leisure in the Home of Golf before the 155th Open makes its way back to the Old Course.

The real estate business is notoriously pricey in the Home of Golf, particularly property located adjacent to the golf course. As Airbnb and other home rentals have grown in popularity, a town once restricted to locals, college students, and BNB visitors has expanded its tourist footprint considerably.

With practically the entire town within walking distance of the golf course, there are no “bad” locations for property ownership in St. Andrews. Though it stands to reason that there are few properties, if any, with a vista as alluring as the Swilcan Townhouses.

In other words, it is not hard to grasp the value proposition of purchasing this (very expensive) plot of land.

Time to break into the piggy bank.
